ARCO Construction Co. expects to wrap up work in December on a new $3.4m warehouse facility in St. Louis, MO. The 61,500-square foot building, built on a five-acre site, is being developed by Meramec Bottom Development, LLC. It represents the second phase of the Meramec Bottom Development venture; the first was a warehouse and office complex adjacent to the new building that is already 100-percent occupied. Developers hope to capitalize on the facility's proximity to Interstates 55 and 270 in south St. Louis County, and 255 in Illinois. They are targeting the industrial market on both sides of the Mississippi River. Bryan Ziercher, principal with Commercial Alliance Partners, LLC, a co-developer and marketer of the property, said the first phase of construction demonstrated "latent demand" for distribution space in the area, close to South County's growing residential neighborhoods. Designed by ACI Boland, the new warehouse can serve either a single large tenant or multiple users seeking 6,000 square feet or more. It features 10 dock-high loading doors and two drive-in doors, as well as a 24-foot-high ceiling. ARCO's first project at Meramec Bottom involved a $2.8m, 55,149-square-foot building which currently houses the region's largest commercial flooring contractor.
